30 year amortization

In the current time of higher mortgage rates, a longer amortization period can make a significant difference to your budget, and the homes you are able to afford. In 2024, the Canadian government announced it would allow up to 30 year mortgages for first-time homebuyers purchasing new builds.

As opposed to the standard maximum of 25 year amortization, having that additional five years to pay off your mortgage results in lower monthly payments.

No big home renovation projects

Buying an older home can sometimes mean a long list of major projects. Roofs have to be redone, bathrooms replaced, appliances updated. 

Sometimes outdated electrical systems and cracked foundations mean even more work and unpredictable expense.
