5 Reasons a new home is perfect for first-time home owners

Buying a new home can be a stressful experience full of compromises. Walking through older homes can feel like an exercise in imagination – what if we changed this kitchen, opened up this wall, ripped out this carpeting?

Buying an older home can also be an exercise in surprises, and not the good kind. Discovering a foundation crack or roof leak during the home inspection (or after the closing date!) has dashed many a home buyer’s dream.

Does it have to be that way? Not when you’re buying a new build!

Imagine spending your home buying focusing on the positives instead of problem solving. The pleasures of choosing your floorplan, picking your own finishes and following the progress of the build are so much more constructive! (Pardon the pun).

When you are buying a new home from us, the process doesn’t feel rushed. Instead, you will feel the benefits of taking the time to put your own personal touches on what is one of the biggest purchases of your life.

As a first time house buyer, you need to de-stress your home buying process! That’s why we have 5 more reasons below on why you should consider a new build in Ottawa.

30 year amortization

In the current time of higher mortgage rates, a longer amortization period can make a significant difference to your budget, and the homes you are able to afford. In 2024, the Canadian government announced it would allow up to 30 year mortgages for first-time homebuyers purchasing new builds.

As opposed to the standard maximum of 25 year amortization, having that additional five years to pay off your mortgage results in lower monthly payments.

No big home renovation projects

Buying an older home can sometimes mean a long list of major projects. Roofs have to be redone, bathrooms replaced, appliances updated.

Sometimes outdated electrical systems and cracked foundations mean even more work and unpredictable expense.

It is a very stressful thing to have to factor in these costs and timelines when buying an older home.

Knowing that your new home does not require any updates will give you peace of mind and a clear understanding of your financial expenditures.

Easy home maintenance

From the front path, to the garage door, to the paint and caulking – owning a home will come with a to-do list of minor things to replace, clean out or adjust.

For a first-time home owner, maintaining a home can be a steep learning curve as well as a time commitment you weren’t prepared for.

When you buy a new build from us, you can count on high quality materials that will hold up over time. That means it will be a while before you need to buy caulk or replace your brand new furnace filter.

You can ease into home ownership and take the time to actually enjoy your home – and your weekends – first!

Modern design

We get it – you’re buying your first home and you’re so excited to put your own personal touches on it!

There are probably dozens of things you’d like to do, from wall colours, to light fixtures, to rugs, plants and decor.

When you buy a new home, it’s the perfect blank canvas for your personal vision.

Whereas in an older home, you may find yourself having to first remove the previous owner’s unique design choices, our homes already come with a modern look. Instead of sanding down and restaining floors or stripping brightly coloured carpeting and wallpaper, you can start fresh!

Leave the sander and paint strippers at the hardware store and get to the fun part – making your house into the beautiful modern home you had envisioned.

A new home holds value

When you’re ready to move from your first home to your second home, you will find that selling a newer home may be easier as well! After all, the new buyer will be looking at some of the same considerations above.

If you are selling within the warranty period, the buyer will be happy to know that the warranty transfers to them as well.

More importantly, the quality of the build and the neutral modern finishes will be appreciated for years to come – by you or by the home’s next owner.
