From April 1st 2026– March 31st 2027, the government is proposing eligible homebuyers in Ontario receive a 13% HST Rebate, savings tens of thousands of dollars when purchasing a new construction home.
This is the strongest support we’ve seen for new home buyers in decades!
What is the New 13% HST Rebate Expansion?
For Agreement of Purchase and Sale signed from April 1st 2026– March 31st 2027, the Ontario Government is proposing to remove HST (13%) on new home purchases. This program combines:
- Federal GST rebate (5%)
- Provincial rebate (8%)
* While First-Time Homebuyers enjoy a longer eligibility period (through 2030), the full 13% rebate is available for everyone who signs an agreement before March 31st 2027.

What if the home is over $1M?
Great news, the rebate still applies over the $1M mark.
